IIB established IIB France Investments Holding in 2006 along with its investors and a reputable French asset manager to acquire a portfolio of five real estate commercial properties in Paris and a warehousing facility near Lyon in France at a total cost of US$ 105.6 million.

The portfolio is already leveraged through affiliates of Societe Generale, BNP Paribas, and Credit Agricole. IIB has the intention to refinance the portfolio after two years from the date of acquisition to enhance the cash yield even further.

Given the strategic location of the properties as well as the strong demand for office space in the French commercial property market, the portfolio is structured to potentially offer an Internal Rate of Return ("IRR") in excess of 12% per annum over an investment horizon of 5 years, with cash yields ranging from 8.6% to 9.2% per annum payable on a quarterly basis.
